Fleming Island Plantation Real Estate Market Report: February 2012

February was another month of smaller numbers of homes coming to market in Fleming Island Plantation. If this trend of shrinking inventories continues, we may see prices begin to move upward. For everyone’s sake, let’s hope so!

At first glance, the increase in sold prices in Fleming Island Plantation looks very promising, but a large number of townhomes sold early last year skewed the averages from February 2011. However, the average sold price per square foot for February is up more than $5 over the 2011 average.

It appears homeowners are hoping it will; the average list price for these homes is up 10% over February 2011. Let’s hope they’re right!

At first glance, the increase in sold prices looks promising, but the four Eagle Harbor homes that sold during February 2011 were all deeply-discounted, distressed properties. Of the four that sold this month, two were distressed - helping to push prices well below the 2011 average of just over $100/SF.

Buy a hundred thousand homes?

Florida Realtors recently published an article touting Warren Buffett's recent comment that he would “buy up a couple hundred thousand” single-family homes if it was practical. Buffet is the CEO of Berkshire Hathaway and a billionaire investor whose economic comments and forecasts are closely watched.

Buffett said that’s because he believes purchasing a home with ultra-low mortgage rates and holding it for the long-term has become a better investment than stocks right now.
“Housing will come back, you can be sure of that,” Buffett wrote in his annual letter to shareholders recently.
Buffett forecasts an increase in household formations, as more people who moved in with their parents or family members during the recession look to move out and get their own home soon.
