Fleming Island Plantation Real Estate Market Report: December 2011

In December, Fleming Island Plantation homeowners were busy.  Both the number of homes coming to market and the average list price were up over December 2010. An increase in confidence? A desire to move up? It is too early to tell, but Fleming Island Plantation homeowners are making the move.

The good news is that the average sold price per square foot in Fleming Island Plantation for 2011 is down just 3% compared to 2010. When you consider that 40% of all sales were short sale, pre-foreclosure, or foreclosure and that these distressed homes sold at more than 30% less than their non-distressed counterparts, that small decrease is a huge victory for Plantation homeowners.

Eagle Harbor Real Estate Market Report: December 2011

How about a little good news to start 2012? In December, homes sold in Eagle Harbor averaged 4% more than a year ago - a very respectable $104.69 per square foot. Want more good news?  The number of Eagle Harbor homes sold also increased over the previous year.

The total number of Eagle Harbor homes sold for 2011 was up 11% over 2010. While prices are down compared to 2010, a much larger percent of sales were foreclosure, pre-foreclosure and short sale homes. These distressed properties sold at significantly lower prices per square foot and spent much longer on the market.
